6 Tips for New Homeowners

Everyone desires to own a home. This is because owning a house provides a form of security. That’s why people spend many hours and days hunting for a house that they can buy. The problem is that majority of new homeowners tend to relax after settling in their new residence. This is probably due to the fact that they are not aware of the things they should do to keep their property in tip top shape. In fact, buying a home is actually the easy part. This is because you have to maintain your house regularly, especially when you intend to sell it in future. Here is a list of tips that can guide you on what to do after buying your first property.

Home

  1. Invest in Home Insurance

Home insurance is one of those things that you should not hesitate in acquiring. Since buying a home costs an arm and a leg, you should protect yourself against potential risks that are likely to render you homeless. Home insurance provides compensation incase your property is destroyed by fire or bad weather. As a matter of fact, such risks are inevitable. You should therefore invest in such type of insurance immediately you have finalized the paperwork that’s involved in acquiring a new home. You should actually select an insurance provider that has good reputation of honoring claims.

  1. Utilize the Roof

Most inexperienced homeowners focus less on their roof. As long as the roof has passed the inspection test, they just ignore it until the day it starts leaking. In fact, you can really save a lot of money by simply utilizing your roof. For a start, you should consider installing skylights. The advantage of having such lights is that they allow more natural light to penetrate into the house, meaning you don’t have to switch the lights on early in the evening. In addition to that, you should install solar panels on the roof so that you can tap into the renewable energy that’s provided by the sun.

  1. Automate your Home

Smart homes are very popular these days. As a conscious homeowner, you should automate your home such that the lights can go off and on without your intervention. The thermostat should also function hands free. And that’s not all. The doors and windows should be programmed to close themselves automatically. But the most crucial element is home security. You should actually install security cameras so that you can monitor your property even when you are gone.

  1. Customize the Kitchen

The kitchen is place where you go when you want to prepare a meal. If you value convenience and space, you might want to customize the kitchen so that it meets your needs. You can start by adding extra shelves to ensure there is enough space for your utensils. If the faucet is old, it’s advisable you replace it with the modern type that are designed to turn 360 degrees and come with a retractable nozzle. Such faucets are reviewed here on kitchenfaucets.reviews.

  1. Don’t Rush into Buying Things

The excitement of owning a home influences most people to go on a shopping spree. This is because they are desperate to fill the rooms. The problem of rushing things is that you end up purchasing things that are not necessary. You will later have to dispose such things so that you can get the money to buy the stuff that you really need. Such a dilemma can be avoided by staying in your new home for some weeks so that you can analyze your needs.

  1. Maintain the Driveway and the Lawn

The driveway and the lawn need to be maintained from time to time to retain their appeal. The driveway actually can go for several years without requiring renovation. As long as you have replaced broken car blocks and paved the edges, it will always remain in good shape. The lawn on the other hand needs to be watered and trimmed regularly. You should therefore install sprinklers and invest in a mower for cutting the grass.

Best Cheap Miter Saw Under $300

Best Cheap Miter Saw Under $300

A miter saw is a core tool for pretty much any home remodel. A circular saw is a broad-strokes tool that can handle any rough cut you need from framing to cutting plywood. By contrast, a miter saw is much more precise, and offers the ability to precisely cut trim boards with the angles needed for a precise fit.

Even though these saws are very precise, they are also simple to use. This means that every contractor has one and every person who is looking to DIY their home rebuild find themselves in the market for one sooner rather than later. Even when you are not using it for trim work, you’ll find that it makes cutting boards to length much faster and easier.

They are also one of the safer saws. Not that you should let your guard down, but since they allow for one-handed operation and have a guard that covers the entire blade, they offer better protection than most of the other saws that require you to work with your hands closer to the blade. With a properly placed clamp, your hand never needs to be near the blade.

Professional miter saws can run into the thousands of dollars. There are a lot of bloggers like Zachary Drumm over at Tool Tally who goes over some of the best miter saws which are way more expensive.

For this list, I want to go the other way. What’s the best miter saw that you could buy for $300 or less? At that price point just about any dude could afford these saws.

I think you’ll be quite impressed with what your money can buy.

#1 Dewalt DW715

If you are a Dewalt fan, you’ll be pleased to know that your favorite company has come through for you.

With a 12-inch blade, they are trying to one-up Makita. The 12 inches allow for wider cuts, giving your more versatility, especially if you are doing a lot of crown-molding work (up to 8” crosscuts). It also makes it easier to cut through a 4×4 in one pass.

This is also a compound miter saw with angles to the left and the right. The stainless steel detent with 11 positive stops made from hardened steel allows for easy selection of the angle you need. Of course, you can pull the cam lock miter handle out to select any angle.

Like the Makita, this is a single-bevel saw. So you can bevel to left for 48-degrees, or to the right by 3-degrees. That gives you everything you need to cut any angle and even provides a little more flexibility that you might find in the Makita.

Dewalt has a lot of raving fans. Their yellow tools dot the jobsites across America. Their 90 day money back guarantee is nice, but the three-year limited warranty might make you fight for it in comparison to Makita’s fairly hassle-free 1 year warranty.

https://www.amazon.com/DEWALT-DW715-12-Inch-Single-Bevel-Compound/dp/B000ASBCK4/

#2 Makita LS1040

Makita is commonly considered one of the best brands of power tools and is neck and neck with Dewalt for market share. Contractors and home-owners alike line up on the jobsite and argue about the two brands. Each side has their fans.

What I like about the Makita brand is the innovation that they bring. Makita is constantly at the top of the field in new technology and they try to offer features that make their tools easier to use. In this case, they have 9 positive stops making it easy to move from position to position.

This is a well-made saw with heavy gauge materials that are going to hold up to years of bumping around in the back of your pickup.

The 15 amp motor makes cutting a breeze and the 10” blade is perfectly sized for the power rating of this saw. It offers all of the features you need with a 0-45 degree angle to the left and a 0-52 degree angle to the right (you can always flip your board and use the right angle cut for everything).

For your bevel cuts, it tilts to the left and gives you up to 45 degrees of bevel cutting.

Undoubtedly designed for the home handyman or the home garage workshop, this tool is built well enough that the trim carpenter and handyman wouldn’t go wrong carrying it with them on small jobs. At only 32 pounds, this is one of the lightest miter saws in class.

You get the Makita 30-day satisfaction guarantee which is quite re-assuring and the 1 year warranty.

https://www.amazon.com/Makita-LS1040-10-Inch-Compound-Miter/dp/B0000223I4

#3 Delta S26-263L

Delta always brings a lot of value for the money. However their brand is not as well known today as it was a couple of decades ago. They’ve done a couple of different rebrands and it has resulted in some confusion and loss of market share.

What I like about the Delta is that is a high-quality tool. They consistently offer more value than most of the other brands without skimping on quality.

This Shopmaster line saw is available with a 10-inch blade or in a 12-inch model. The 12-inch model costs a little bit more.

However, these are sliding compound miter saws. The sliding rails feature allows you to plunge the blade and then slide it forward, extending the length of the cut. This means that the 10-inch model can actually out-cut the width of most 12-inch models!

As with the other saws, this is a single-bevel saw with left bevels up to 45-degrees (just like the Makita). It is a compound saw so you can do angled cuts either to the left or to the right.

This one also comes with a laser light for aligning your cut. This handy features gives you more confidence that you can “measure twice and cut once”.

The massive downside with this saw is that it comes with a weaker blade that seems to flex some under load and leave you with a rough edge. It’s better to upgrade to a carbide-tipped blade with more teeth if you want the best cut possible.

This saw would be an excellent choice for the home garage. Personally, I’m still going with the Makita or the Dewalt. But then I mostly use mine for cutting 2×4’s in the garage and working with trim pieces whenever the wife decides that something is “out of date”.

https://www.amazon.com/Delta-S26-263L-Shopmaster-Slide-Miter/dp/B075VQB88D/

Should You Buy A Miter Saw Or A Table Saw?

A table saw is an extremely simple device and is one of those tools that are super flexible. If you are just putting your garage together and already have a circular saw, then a table saw is the next thing to invest in.

A table saw should be able to provide bevel cuts, and with a taper guide, you can pretty much cut any angled cut that you would do with a miter saw. Sure, it’s more cumbersome, but you can get the job done.

The table saw also offers allows for cutting larger boards.

The advantage of a Miter saw is how easy it is to work with. You just adjust and cut. It is much faster. But that speed means that the saw is also less versatile. So keep that in mind.

But what are we talking about? With Miter saws this cheap, you can pretty much cut anything that you want.

You Could Lose Money on Your Car Insurance if You do This

Car insurance isn’t always as cheap as you think it should be. The reality is, there are tons of factors that contribute to your overall insurance cost or how much you’re likely to pay each year.

Many of the reasons for an increase in your insurance policy might come as a surprise. In this article, we’re going to look at what you might be doing wrong if you’re trying to get the cheapest car insurance possible.

So, what could make your car insurance more expensive and make you lose money?

Pick an insurer that doesn’t specialise in your type of car

There are lots of specialist insurers, and some will be used to insuring the sort of car you’ve got. One mistake people make is by not shopping around when they switch vehicle types. You might have just bought a motorcycle and tried to insure it with the same insurer your van is with.

You Could Lose Money on Your Car Insurance if You do This

You’ll still get a quote, but this might be more expensive than you think. If you’ve got specific needs, look for an insurer that matches them, like an insurer who specialises in a specific type of vehicle, or a specific type of driver.

If you don’t shop around and compare enough

Don’t simply go with the first quote you find. Laziness doesn’t pay. Save on your car insurance by starting with some online comparison sites and get a wide range of quotes.

Compare them and find the best possible price for you and your vehicle. Remember, some insurers aren’t on price comparison sites, so have a look around to find the best deal.

If you’re too young

Insurers don’t like insuring young people, it’s as simple as that. They’re considered a higher risk and more likely to have an accident. If you’re a young driver and want a cheaper car insurance policy, you might have to consider a specialist insurer, a cheaper (or smaller) car or even installing a black box to help bring your policy cost down.

If you’ve got a poor driving history

Just like insurers don’t want to insure young drivers, they especially don’t want to insure people who’ve got a history of accidents, claims, or driving convictions. The simplest way to get cheaper insurance is to be a safe driver and build up a history of no claims.

If you keep your car in a high-crime area

Insurers also want to avoid areas that are considered high-risk for vehicle theft or other car related crime. That’s why they ask you to enter the location where the car will be stored most often when you apply for a policy.

If you use your car too much

Most insurance policies assume your car usage rate, but they’ll also ask for an estimate when you apply. If you use your car a lot, you could expect to pay a bit more.

If you want full coverage

Some cars simply aren’t worth taking fully comprehensive insurance. These policies are more expensive, so if you want to save money, you might want to avoid them.

If you buy the wrong car

Fast, new or large engine cars are more expensive to insure. They will be more attractive to vehicle thieves and could also be considered more dangerous to drive.

Hopefully, these tips should be enough to get you heading in the right direction towards cheaper car insurance.

The 5 Drivers You’ll Encounter

On the road, it goes without saying there are a few different drivers out there. You can categorize them loosely just to get an idea. All different kinds of vehicles out there in many colors, shapes, and sizes. With these vehicles come with all different kinds of drivers out there that can really grind your gears. So let’s see what types of drivers are out there on the road when you are driving!

Drivers That Can Mess Up Your Insurance Premium!

The Granny Driver

Grandma

You find these drivers everywhere. Don’t let the name fool you, it isn’t only the seniors that cause this little disruption in the road, a lot of younger drivers out there that can fall into this category. These drivers are the ones that take their time with everything. I mean driving significantly slower than the flow of traffic and even a lot slower than the actual speed limit. They also take their sweet time making turns, even when it’s clear! Quite frustrating if you ask me.

Bump and Weave

The super speeders who live by the motto of too fast too furious. We all have that one question, Where do they have to go in such a hurry? Driving at such high rates of speed and jamming to loud music while weaving in and out of traffic. A very common driver in this category would be younger drivers. Driving like this can be very dangerous and cause quite a few accidents. If you want to experience such spirited driving definitely check out your local tracks.

The Distracted Driver

In my opinion, the worse types of drivers out there. This is where I would give the benefit of the doubt to the other styles of driving out there simply because distracted driving can have the most consequences behind it. So you have those coffee drinkers, Instagrammers, facebookers, snapchatters and my favorite the selfie-takers. These are some great platforms you can use for personal enjoyment which is great, but there are a time and place for everything. Driving while distracted can get you into a light fender bender or even into a major accident. There is also a possibility that you could get a ticket for distracted driving. These situations happen so it is best to stay safe.

The Road Ragers

If you are of the faint-hearted or get easily intimidated, you should be very aware of these drivers. A road rager isn’t just a road rager, there are many different types of drivers that can fall into this category. So let’s list them for you.

  • Tailgater
    • These drivers are usually around when rush hour happens. They like to drive very close behind you and get you to move lanes over so they can speed pass.
  • Brake Checker
    • These are the drivers that think they own the road. Taking their time with everything and eventually will brake check you if you get too close.
  • Hungry Honkers
    • Honking you to move over and try to push you out of the lane so they can pass. Also, they tend to honk their horn right when the light turns green, very impatient.

Using intimidation tactics these drivers can force you to do things out of fear which can be extremely dangerous! So be level headed and don’t let them push you around. Stand your ground and go your way.

The Perfect Drivers

These are the types of drivers that everyone wants to be around, anything you can think of that makes a driver perfect they have it. I hope this is where you come in! Logical thinking, patience, waiting their turn and quick reflexes you are at the pinnacle of drivers. Accelerating easily, braking in advance to prepare the driver behind you and watching your surroundings before you go ahead with any move.

These ones will not mess up your insurance premiums!

Summary

The road is a great place to be. All seasons round, you drive from point A to B and most of the time forget that you should be attentive while driving to reach your destination safely. We outlined the most common drivers you’ll face when you are out there driving around. Of course there are a few other drivers that we haven’t listed, maybe because they aren’t as frequent as the ones listed above that too, they could probably fit in one of the many categories up there.

If you had to pick to be one of the drivers above and express those driving habits definitely the perfect driver would be the way to go. They are the safest for themselves as well as the people around them.

Remember to stay safe and have good driving habits because it will not only benefit you but also the people on the road. Oh! Also expression safe driving habits can lower your insurance premiums so take a look at these auto insurance companies that give you a discount for defensive driving habits!

Why Males Need to Watch Their Credit More Than Females

Why Males Need to Watch Their Credit More Than Females

Your credit score influences your access to credit facilities. When you need to get a loan or mortgage, creditors will look at your credit score to see if you are credit worthy. Even if you get access to a loan or mortgage, your credit score will determine the rate of the credit facility. Even your insurance rates and sometimes employability depends on your credit score.

How is the Credit Score Determined?

The most popular credit score model is the FICO score. Your credit score is based on certain factors including the following.

  • Payment history

This makes up 35% of your credit score. This considers your payment patterns; if you pay off your loans on time, you will be rated high here. In the same way, if you are fond of making late payments or missing payments, it will negatively affect your score.

  • Amounts Owed

This factor makes up 30% of your credit score. When calculating your credit score, the credit reporting bureau will look at the amount of money you owe to lenders. They will look at the total amount in relation to your available line of credit. If you constantly max your credit card, it will negatively affect your credit score.

  • Credit History

Your credit history makes up 15% of your credit score. This comprises of the number and types of loans you have taken over the years. If you have taken several loans and you havepaid them responsibly, it will have a positive impact on your credit score. A longer credit history is considered better than a short one.

  • New Credit

This factor makes up 10% of your total credit score. Opening several credit accounts and making several credit inquiries negatively affects your credit score.

  • Credit Mix

The types of credit you access also makes up 10% of your credit score. If you have accessed different types of credit including other lines of credit, car loans, and mortgages in the past, it will positively affect your credit score.

From the discussion above, it is obvious that there is no difference between the credit scoring model for males and females. The same scoring model is used for both genders. Gender, race, educational background, income, marital status, income, and age does not influence the scoring model in any way.

So then, why should males watch their credit scores more than females?

The truth is that our actions play a lot of role in determining our credit score. If you treat your credit responsibly, you will have a high credit score. In the same way, you will have a bad credit score if you treat your score anyhow.

How do we know a good credit score and a bad one?

Credit score ranges from 300 to 850. The higher the score the better it is.

Score Type Range
Exceptional 800 – 850
Very good 740 – 799
Good 670 – 739
Fair 580 – 669
Very poor 300 – 579

How do you watch your credit score?

It is important that you constantly check your credit score to know where you fall. Credit scores can be repaired, hence, you can work on your score if you do not like it. The first step is to check your score. The score is computed by three main credit reporting bureaus. They collect your credit information and compute your score. These three bureaus are TransUnion, Equifax, and Experian. The bureaus offer one free credit report each for a year. The report can be accessed here, annualcreditreport.com.

You can get the credit report and review it. You should review the report to check for errors and also check your score.

If you are not satisfied with the report you have, you can go ahead to repair it. There are several credit repair firms who repair your score at a fee. You can also do it yourself. The most important thing you can do to improve your score is to correct all errors on your report and pay down your debt. The credit reporting bureau will help in correcting errors if any. You can pay down your debts or reduce your debt by taking measures including debt consolidation, debt settlement, and keeping track of your debts to pay them on time. If you are able to reduce the amount of money you owe and also show a more responsible credit behavior, your credit score will improve in a couple of months.

So now back to the question, why should males watch their credit scores more than females.

Ideally, everyone should watch their credit score. They should ensure that the score does not fall below 739. The only reason why males should be cautious about their scores is that men tend to need more credit facilities than women. Since credit scores influence access to loans, the party that needs credit facilities should take care of their score so that they can easily access loans at lower rates.
